Common Site Area
- The infrastructure works for supplying the required electricity power shall be performed and feeding lines will be laid. Generators which shall provide uninterrupted energy to block entrances, block platforms, lifts, lighting, building water and fire reserve hydrophores shall be installed.
- The flats shall be supplied water from sufficient capacity stainless steel town mains reserves by use of hydrophores.
- Telephone network infrastructure shall be constructed.
- The natural gas distribution throughout the construction period shall be performed under İGDAŞ and/or Soyak capabilities.
- The heating of each flat shall be realized independently using hermetic type combi boilers The heating installations shall be performed as panel radiators. Hermetic type combi boilers and natural gas counter shall be provided by Soyak.
- A swimming pool shall be constructed to the area marked in the draft situation plan. The filtration system and tanning terrace of the pools shall be realized.
- There shall be info and lobby sections in the block entrance.
- One unit of indoors kids playing area, one unit of half basketball court, one unit of gymnastics/fitness hall and one sauna are included in the project.
- The garden will be surrounded with walls and/or wire fence and iron barriers.
- Considering the disabled persons and baby carriage circulations, the intra-building lifts shall be accessible. The pool shall be designed as to permit the disabled person wheel chairs and baby carriages and pool WC shall be as usable by the disabled persons.
- The botanic landscape of the project shall be performed.
- The block entrance info will be connected to flats via intercom system.
- The building will be delivered as TV installations and cabled TV infrastructure ready. The entire infrastructure for Türksat, Hotbird and Digitürk satellite broadcasting are ready in relation with digital broadcasts.
- There will be alarm including gas leakage detectors (audio warning in the flat and solenoid valve to cut the gas of the flat) in the kitchens and fire alarm buttons in the hall of the floors.
Rough Construction Details
- The building will be reinforced concrete framed and shall be constructed tunnel mould system on the foundation.
- External walls shall be brick etc. where the internal walls shall be brick, reinforced concrete curtain or plasterboard etc.
- Acrylic based silicone added paint (external front paint resistant to water) and coating materials shall be applied on external walls. The internal paints shall be acrylic based plastic paints.
- The roofs shall be terrace floor with water and heat insulation.
- Outer sheathing will be applied for heat insulation.
- For the impact sound insulation; there shall be sound insulation buffers under the fiber added alum layer.
General
Block Enterances : Flooring of block entrance hall, floor hall, info and lobby sections shall be of natural stone or ceramics. The walls shall be coated with gypsum plaster and painted with plastic paints.
Stairs : The flooring, steps and backing spaces of the service and fire stairs shall be coated with marble. The walls shall be coated with gypsum plaster and painted with plastic paints.
Doors : The flat internal doors shall be wooden framed and line bordered as using American panel wings (door skin coating or equivalent).The flat entrance doors shall be steel as MDF coated.
Joinery : The joinery shall be PVC with double glass. PVC joinery shall include blind frame, sills and internal insertion system. Each flat shall have a "double opening mechanism" hinged window wing.
Other Accesories : Living rooms and bedrooms shall include cornice and papier mache (excluding hall and kitchen).Lighting fixtures shall function in kitchens and halls.
Air Conditioning : Each flat shall have a unit of split air conditioning device as provided by Soyak.
Fine Construction Details
Living Room - Bedroom - Hall - Flooring Coating : Laminated parquet.
Walll Coating : Satin gypsum plaster and plastic paint.
Ceiling Coating : Satin gypsum plaster and plastic paint.
Bath Flooring Coating : 1st class domestic ceramic
Wall Coating : 1st class domestic faience
Ceiling Coating : Plasterboard etc. hanged ceiling.
Bath Cabinet : Bath cabinet as lacquered paint on MDF and with mirror
Armature : 1st class domestic armature
Glassware : 1st class domestic glassware
Shower Cabin : Shower cabins will be installed around shower tubs A towel holder, toilet tissue holder, soap holder and hanger for all bathes shall be delivered as assembled.
Kitchen Floor Coating : Laminated parquet
Wall Coating : Plastic paint on gypsum plaster
Ceiling Coating : Satin gypsum plaster and plastic paint..
Kitchen Cainets : Melamine coated chipped plate cabinet body; aluminum framed cabinet covers, laminated or acrylic bench
Armature : 1st class domestic armature
Kitchen Accesories : The kitchen white goods, built-in oven, dish machine, burner and aspirator shall be present in all kitchens.
Mechanical And Electrical Installations
- TSE certificated materials will be used for electric installations. Telephone sockets and TV sockets shall be present in the living room and in all bedrooms.
- Multi socket (4 inserts) applications shall be performed for TV location in the living room.
- There will be infrastructure for 4 external telephone lines in each flat.
- "Emergency Lighting" button shall be installed in the intra-block floor halls
