General Site Features

  1. The infrastructure works relating to the required amount of power supply shall be done and feeding lines will be founded. Block entrances, halls, elevators, illuminations and building water and fire depot hydrants shall be furnished with a generator capable of uninterrupted power supply.
  2. The apartments will be supplied with water via stainless steel pressure tanks from the potable networks built with the required capacity.
  3. Phone network infrastructure will be installed.
  4. The blocks will be equipped with central heating system while the block entry areas shall be equipped with radiators to provide adequate heating for the building entrance.
  5. Paths and outdoor car parking areas will be established within the site.
  6. Swimming pools will be constructed along with the sun bath terrace and pool filtration system in the area available on the draft location map.
  7. Tennis courts, basketball fields, kid playgrounds, jogging and biking tracks will be established within the common area of Soyak Mavişehir.
  8. The site will be surrounded with walls and/or wire fence and iron balustrades while each parcel shall include at least one checkpoint.
  9. The site's floral design will be established.
  10. Apartment type visual intercom system will be installed.
  11. TV infrastructure of the buildings will be installed ready for cable and satellite broadcast / Digiturk system. Any clients who supply the required decoder or receiver may be able to benefit from Digiturk or satellite TV. The infrastructure and piping construction will be made upon cable TV system installation by Türk Telekom.
  12. The building interiors will be equipped with a garbage duct system and the garbages will be collected in special containers provided in the garbage rooms of the specific areas.
  13. Kitchens will be equipped with gas leakage detectors with alarm (audio alarm type in apartment interior), floor halls will feature fire alarm buttons.
  14. Bicycle parking areas will be built.

Rough Construction Related Information

  1. The buildings will consist of concrete carcass. Jet-grout / fore pole system will be used for the base. Radiate basis and tunnel cast system will be used.
  2. Exterior walls will be built with pre-cast, bricks, etc. while brick wall and concrete shield, etc. will be used for the interior walls.
  3. The exterior façades will be painted with silicone based paint (waterproof façade paint).
  4. Rooftops are terrace type and will be water and heat insulated.
  5. Exterior mantling technique will be used to provide heat insulation.
  6. In order to ensure a proper insulation of impact noise, the floors will be furnished with noise insulation shields under alum with fiber support.

General

Block Entrance:Flooring and steps will be coated with granite or marble while the walls will be painted with plastic paint on gypsum plaster.

Doors: The internal apartment doors shall be 1 st Class decorative coated type and have a wooden case with framing. External apartment doors shall be made of steel with natural wooden coating.

Carpentries:The carpentries will be made of PVC with "climate control solution" and heat insulated dual glass. For each apartment, hinges with a "dual opening mechanism" will be used.

Entrance Closets: All apartment entrances except D Block 64m² (1+1) shall be furnished with a closet type hallstand.

Corridor Closets: Each of the A Block 150m² (3+1) - 200m² (4+1), B Block 150-154m² (3+1) and C Block 130-134m² (3+1) apartments shall be furnished with one built-in closet. D Block 64-72-76 m2 (1+1) apartments will feature a corridor closet with a washing machine area inside.

Bedroom Closets: The parent bathrooms of the A Block 150m² (3+1) -200 m² (4+1), D Block 64-68-70m² (1+1) and 98-104m² (2+1) apartments shall be furnished built-in wardrobes.

Other Accessories:All bedrooms will be equipped with cornices and ceiling ornaments. Entrances, corridors, balconies and kitchens will be furnished with lighting elements.

Air Conditioning: Each living room and parent bathroom of the A Block 150m² (3+1) -200 m² (4+1), B Block 150-154m² (3+1), C Block 130-134m² (3+1) and D Block 98-104m² (2+1) apartments will be equipped with one split type air conditioning device while the living rooms of the D Block 64-68-70-72-76m² (1+1) apartments will be furnished with one split type air conditioner.

Common Bathrooms: 1 +1 apartments: Acrylic shower tub, closet and mirror washbasin, built-in reservoir. 2+1, 3+1 and 4+1 apartments: Acrylic bathtub, closet and mirror washbasin, built-in reservoir.

Parent Bathrooms:

A Block 200m² (4+1) and B Block 150-154m² (3+1) C Block 130-134m² (3+1) and D Block 98-104m² (2+1) apartments: Acrylic shower tub, closet and mirror washbasin, built-in reservoir.

Shower Cabin: Bath and shower tubs will be equipped with shower cabins.

Radiator: Towel panel radiator will be used.

Fan: Will be mounted on mezzanine ceiling.

WC

Floor Coating: 1st Class Domestics Ceramic.

Wall Coating: 1st Class Domestics Tiles + Border up to the mezzanine.

Ceiling Coating: Vinyl coated gypsum panel mezzanine.

Fittings: 1 st Class Domestics Fittings.

Sanitary Ware: 1 st Class Domestics Sanitary Ware.

All bathrooms will be delivered complete with chrome coated towel holders, toilet paper holder, soap holder and hangers

Kitchen

Floor Coating: 1 st Class Domestics Ceramic

Wall Coating: Plastic paint on gypsum plaster, ceramic furnish between the bench and cupboard.

Ceiling Coating: Satin plastic paint and gypsum plaster.

Kitchen Cupboards: Laminated cupboard covers on MDF, chipboard closet, laminated bench..

Fittings: 1 st class domestic fittings.

Kitchen Accessories: All apartments will be delivered complete with white goods for kitchen, built in oven, dishwasher, furnace, trash disposer and aspirator montage. In addition A Block 150m² (3+1) -200 m² (4+1) apartments will be delivered with microwave oven. (Refrigerator and washing machine will be supplied by the customer).

Balconies

Floor Coating: 1 st Class Domestics Ceramic

Wall Coating: Silicon based or similar exterior façade paint.

Ceiling Coating: Silicon based or similar exterior façade paint

Mechanical And Electrical Installation

  1. Each apartment will be heated through the central heating system and heating installations will be built with panel radiators.
  2. TSE certified material will be used for the electrical installation. Telephone and TV sockets shall be installed in the living room and all bedrooms within the apartment. In addition, the apartments will feature telephone and TV sockets in the kitchen and a telephone socket in the entrance.
  3. Living rooms will offer dimmer type electric switches.
  4. Living room balconies will be equipped with one cover socket.
  5. Multiple socket applications will be done in the TV location of the living room.
  6. Each apartment will be delivered with 4 external telephone line infrastructures.
  7. Each floor hall in the block interiors shall feature a charged type "Emergency Lighting Equipment".
